Construction activity at fast pace on the structure that is set to be an imposing landmark on Dubai's skyline

Dubai, UAE, 8 June 2014: Zaha Hadid Architects (ZHA), the leading architectural firm headed by renowned Arab architect Dame Zaha Hadid, and Omniyat, Middle East’s leading developer, have hailed the remarkable progress made in the construction of ‘The Opus’ iconic project after a joint site visit.

The construction site has more than 1000 workers engaged in frenetic activity to complete the project on schedule. The mixed use development has a built-up area of almost 2 million sq. ft., including an area of 250,000 sq. ft. dedicated to entertainment and fine dining.

Mahdi Amjad, Omniyat's Executive Chairman and CEO said: “We are delighted with the construction work at The Opus, especially with the building façade starting to take its spectacular shape in Burj Khalifa district.”

Omniyat expects the construction to progress at a faster pace over the coming months, with Brookfield Multiplex, the contracting company, working to complete one floor per week. The structure of the Opus is due to be completed by October 2014.

Amjad pointed out: “The manufacturing of the complex curved glass façade mock-up is also underway. When completed, the façade promises to be the most outstanding and eye-catching among all buildings in Dubai.”

The Zaha Hadid designed interiors are being further mocked up within the building and fine-tuned to ensure the Opus delivers an exceptional experience.

The joint site visit comes on the heels of the unveiling of the interiors of the ME by Melia hotel, which forms part of The Opus. The artistic touches of Zaha Hadid in the interiors are said to be another feature in the cap of The Opus.

The Opus will be a one-of-its-kind destination, envisioned and brought to life through a strong collaboration between Omniyat, ZHA and ME by Melia. The 95-metre high structure will be a symbol of outstanding design marked by a futuristic look and unsurpassed originality.

Located in one of the most coveted locations in Dubai, The Opus unfolds an incomparable experience through stylish interiors and artistic touches in every corner. It embodies the ultimate urban lifestyle and in terms of luxury, service and privacy.

ZHA and Omniyat teams were pleased with the progress of The Opus. Both companies expressed satisfaction over the pace of construction on site.

Business Bay records over 24% growth in volume of sales transactions in Q3 2013 compared to the Q3 2012.


Dubai, UAE; October XX, 2013: Business Bay, the mega-development of Dubai Properties, recorded a growth in the volume of sales transactions by 24 per cent in Q3 2013 compared to the same period in 2012. With over 135 residential transactions reported in the third quarter of 2013, the total value of residential and mixed-use property sales in Business Bay was close to AED268 million, an increase of 62% compared to the same period last year, according to data by the Dubai Land Department*.

The third quarter (July to September) of 2013 recorded a 12 per cent growth in volume of sales transactions compared to the second quarter of 2013. Over 135 sales transactions were made during this period, valued over AED268 million, an increase of 12 per cent in value of sales transactions compared to the second quarter of 2013. The highest number of transactions were made in September with 63 apartments and mixed-use units sold at a total value of over AED115 million, according to data by the Dubai Land Department*.

Porush Jhunjhunwala, Director at Banke International, the premier property sales company with a strong roster of residential and commercial properties in Dubai, said: “Business Bay has emerged as one of the front-runners driving the last few months with rental rates and sales prices firming up during the third quarter of 2013 and now witnessing further increase in demand and take-up by both property buyers and tenants.”

He added, “Residential rental rates in Business Bay are appreciating at notable levels outperforming the market at large. Occupancy rates are increasing with new supply being added to the market. The rich array of lifestyle amenities in neighbouring destinations like Downtown Dubai, including The Dubai Mall, Souk Al Bahar and several world-class hotels and leisure attractions, has made the location highly sought-after by tenants, owner-occupiers and investors.”

Studios in Business Bay can be rented from AED 60,000 - AED 75,000 per annum, and are a preferred choice by executives while couples and small-sized families opt for 1 or 2 bedroom apartments at rents ranging from AED 75,000 - AED 90,000 per annum and AED 115,000 to AED 135,000 per annum, respectively. Large-sized families or those with larger budgets can find 3 bedroom apartments ranging from AED 155,000 to AED 185,000 per annum.

Residential sales prices range from AED 810 to AED 1,500 per square feet1 The price range is governed by the the stage of construction, the views offered, build quality and location apart from unit size and type.

Office sale prices are in the range of AED 700 to AED 1,200 per sq feet and are available for rent at AED 60 to AED 80 per sq ft2 per year on a shell and core basis

Among the residential property choices in Business Bay are homes in Executive Towers; as well as apartments in Churchill Executive, U-Bora residential tower, Windsor Manor, Ontario Tower, Mayfair Residency, among others.

Among the commercial office space at Business Bay are Churchill Executive, Oberoi Tower, One Business Bay, Citadel Tower, 51@Business Bay, Al Manara Tower amongst others offering a range of amenities including drop-off area for employees or clients, basement car parking, cafes and pedestrian walkways.

Dubai, UAE, 18 February 2013: Empower, the largest district cooling company in the Middle East, has awarded Al Habtoor STFA Soil Group LLC (HSSG) the contract for carrying out shoring and enabling works in its new district cooling plant in Business Bay.

The new plant is the first district cooling plant to be constructed in Dubai compliant with the new TSE and TES requirements, as per Dubai Executive Council Directive for conserving environmental resources, including water, in providing district cooling services.

Once ready, the new plant will provide 34,000 RT, catering to the needs of the Business Bay residents, businesses and offices.

Ahmed Bin Shafar, CEO, Empower said: “We awarded this project to Al Habtoor STFA Soil Group LLC (HSSG) as the company is handling projects of similar nature in Business Bay. We always select our constructors after due diligence and we have chosen this company for its record and experience in the UAE in this domain.”

He added: “The implementation of the contract will take 3 months. We are getting ready to open the tender to appoint the primary constructor to build the plant, with preference being given to local companies and those that we worked with in the past. The new plant will serve the needs of residents and offices based in Business Bay around the area of Al Khail Road. It will increase the production capacity of Empower by 10 percent once it is up and running.”

Empower, the joint venture between Tecom and DEWA, provides district cooling services to leading real estate projects in Dubai. The company provides more than 400,000 RT of district cooling where it has highly contributed in disseminating district cooling technology that is a better alternative than conventional district cooling to be used commercial and personal wise.

Directives issued to complete the project in 2 years

Roads and Transport Authority – Mohammed Al Munji:
HH Sheikh Mohammed bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai, has endorsed the Extension of the Business Bay Canal Project, including modifications of roads & bridges required for extending the water canal from Sheikh Zayed Road up to the Arabian Gulf. HH also directed to have the project completed in two years.

H.E. Mattar Al Tayer, Chairman of the Board and Executive Director of the Roads & Transport Authority (RTA), said: “The Extension of the Business Bay Canal is one of the key strategic projects undertaken by the RTA and encompasses the extension of the water canal from the Business Bay up to the Arabian Gulf in a waterway stretching 2.8 km in length and width ranging from 80 to 100 meters. The Canal crosses Sheikh Zayed Road (before Al Safa Interchange) and passes across the Safa Park, Al Wasl Road, and Jumeirah 2 to terminate at the Arabian Gulf.

“RTA will use the Soil-Cement method to construct the banks of the Canal; an innovative engineering solution that adds aesthetic appearance to the Canal and the surroundings. This Canal will ensure the replenishment of water supplies in the entire Business Bay Canal automatically without any need for pumps.

“The estimated cost of the Project is 1.5 billion dirham and due to the enormity of the project scale, and the need to expedite construction works, the project has been divided into three contracts. The first covers drilling & landscaping works as well as the construction of marine transit stations. The other two contracts relate to road & bridge projects, and the project is set for completion early 2015,” stated Al Tayer.

“The Project warrants the construction of bridges across the water canal rising 8.5 meters at the key intersecting roads i.e. Sheikh Zayed Road (6 lanes in each direction), in addition to Al Wasl Road Road and Jumeirah Road (3 lanes in each direction in both roads). These bridges will allow free marine navigation in the Canal 24 hours a day, and marine transit stations will be constructed along the water canal to ease the mobility of the public and encourage the use of mass & tourist marine transit system.

“The RTA will carry out several improvements on the key roads intersecting the Canal as well as the surrounding areas such as Jumeirah and Al Safa neighbourhood including the construction of roads alongside the Canal to assist the mobility between those districts. As for pedestrians, a free and safe movement will be provided through constructing 3 pedestrian bridges across the Canal in addition to footpaths on all the new main bridges passing over the Canal. Moreover, tracks dedicated to practicing light sports, such as jogging & cycling, will be constructed along both sides of the Canal. Landscaping works will also be made in both sides of the Canal including greens, benches, public relaxation areas, and various other facilities and tourist-oriented projects.

“The water Canal will generate a plethora of business & investment opportunities including the possibility of utilizing it to harbor floating hotels, constructing hotels & restaurants on both sides in addition to the introduction of integrated tourist & recreational facilities in Al Safa Park. The project will add a fresh urban and tourist landmark to the Emirate landscape; which will boost the odds of Dubai bid for winning the hosting of Expo 2020.

Empower awards tender for two Business Bay district cooling plants to Allied Consultants

Dubai, UAE, 13th August 2012: Allied Consultants has been awarded the contract for designing two district cooling (DC) plants of Empower in Business Bay in Dubai. The bids for designing the two projects, which will add to more than 80,000 refrigeration tons capacity in Business Bay, were invited by Empower in February.

Ahmed Bin Shafar, CEO of Empower, said: “Empower adopts a meticulous approach to selecting service providers, especially in projects that required sophisticated technical expertise. After a thorough evaluation, Allied Consultants proposal was found to be very comprehensive and covered all technical details that we asked for.

Allied Consultants has executed many projects for Empower, including the design of the TECOM, Mirdif and Al-Quoz District Cooling plants.

Stringent selection criteria were laid down to ensure that the right company gets the job of designing the two plants, with preference being given to companies that showed high professionalism in submitting their designs.

The two plants that will boost Empower’s production by 20 percent will serve an area of 12 kilometers catering to the requirements of homes and offices in Business Bay.

Each plant is designed to deliver at least 40,000 Tons of refrigeration. While one plant is located in upper Business Bay, the other is located in lower Business Bay. The existing plant is Business Bay is Executive Towers Plant.

Both plants will be connected to the common Business Bay district cooling distribution network, ultimately serving the full locality with chilled water supply and return lines.

Empower, which is a joint venture between TECOM and Dubai Electricity and Water Authority (DEWA), is now producing more than 360,000 refrigeration tonnes serving a set of leading real estate projects in Dubai.
