On-plan luxury promises guaranteed ROI as Raine & Horne reports a rise in interest for exclusive Anantara Residences Dubai The Palm project

On-plan luxury promises guaranteed ROI as Raine & Horne reports a rise in interest for exclusive Anantara Residences Dubai The Palm project

Slowdown in off-plan sales generating increased demand for quality premium units at Seven Tides’ developed Palm Jumeirah residences with guaranteed ROI

According to real estate marketing agency Raine & Horne Dubai, the continued decline in off-plan sales in Dubai’s real estate market is currently driving renewed interest in newly-built premium properties across the UAE, such as the prestigious Anantara Residences Dubai The Palm, the residential flagship project of Dubai-based luxury hospitality developer Seven Tides.

Sanjay Chimnani, Managing Director, Raine & Horne Dubai, notes that the five-star freehold development also offers international investors a guaranteed annual return with access to the Anantara Hotel Rental Management Scheme.

The Dubai Land Department has doubled the registration fee to 4%, which has effectively eliminated speculators in the market. So with a potential timeline of up to four years between purchase and property handover, some prospective buyers are concerned as to whether the end product will match the sales brochure in terms of finished build quality and maintenance standards.

“A number of new project announcements have also been made in recent months and with a narrowing in the sales price gap between off-plan units and ready-to-go products, potential investors are looking to put their money into the market with the guarantee of immediate income generation,” added Chimnani.

“Heightened market competition requires not only the expertise of a company such as Raine & Horne but has also prompted a need for increased flexibility and creativity when putting together investor packages, and we believe that the Anantara Residences’ offer is one of the most comprehensive and attractive in the market today, with a guaranteed ROI,” said Abdulla Bin Sulayem, CEO, Seven Tides.

Raine & Horne is currently promoting a selection of fully furnished one-bedroom apartments, plus a number of two-bedroom apartments, priced from AED 2.625 million to AED 3.99 million and ranging in size from 1,158 square feet up to 1,771 square feet.

“Rarely have I seen a project complete on time, with an average delay of at least six to nine months commonplace and for many investors there is limited recourse or compensation. However, with the Anantara Residences, investors can see exactly what they are purchasing and earn immediate returns,” said Chimnani.

“With restricted mortgage options for off-plan projects, a number of owners looking to liquidate their current investments and for those for whom a guaranteed ROI is a prerequisite, the Anantara Residences is an extremely attractive proposition thanks to its luxury positioning, unrivalled location and our flexible payment options, which adds an element of security,” remarked Abdulla Bin Sulayem, CEO, Seven Tides.

Anantara Residence owners also have complimentary use of the resort’s 110,000 square feet temperature controlled lagoon swimming pools, private beach and 4,000 square feet gym; 20% dining discount at six world-class restaurants; and access to the Anantara Spa facilities, tennis courts, meeting rooms, kids and teens clubs.

The collection of available one and two-bedroom apartments comprise of nine different and spaciously designed layouts, complemented by top-of-the-range kitchen appliances and innovative technological features. All apartments feature extended balconies for al fresco entertaining, most offering stunning sea views.

Blending Asian-inspired luxury with contemporary style, the collection of 442 luxury apartments and 14 penthouses in the Anantara Residences Dubai The Palm, is set within a magnificent, landscaped location. Fronted by a private stretch of white sandy beach, the residences have spectacular panoramic views of the Arabian Gulf, Atlantis, The Palm, Burj Al Arab and the Dubai Marina skyline.

Canal Residence West’s Venetian apartments all set for hand-over at Dubai Sports City

Canal Residence West’s Venetian apartments all set for hand-over at Dubai Sports City

Dubai: Dubai Sports City is all set to start the handover of apartments this week within its latest flagship development – Canal Residence West’s Venetian building.

It follows the successful completion of the first phase of hand-overs involving Canal Residence West’s European and Mediterranean Buildings and further builds on the population at Dubai Sports City where an extra 5,000 residents are expected to move in over the next 12 months.

Dubai Sports City President Khalid Al Zarooni said the occasion was the perfect illustration of the way the world’s first integrated sports city was continuing to move forward at a rapid pace.

“The handover of apartments within the Venetian building of Canal Residence West is an extremely proud, pleasing and exciting occasion for everyone at Dubai Sports City,” he said.

The 274 Venetian units include studio, one, two and three bedroom apartments and are finished to an extremely high standard as well as offering numerous amenities including a swimming pool, gym and sauna facility.

During the course of the summer the Canal Promenade retail outlets will be completed, as well as a health centre and restaurants, further enhancing the environment for residents.

“Each apartment in Canal Residence West comes with the superb benefits of living within Dubai Sports City,” Al Zarooni continued. “Those benefits include the fact that residents have a superb community lifestyle, with The Els Club, including its championship golf course and multiple dining options, on their doorstep, together with a range of nurseries and schools that cater for all ages.”

Those lucky enough to live at Canal Residence West are just a stone’s throw away from the ICC Academy, the Dubai Sports City Football Academy, the Sports Village and Fit Republik, a premier fitness facility in the region, which includes an Olympic-sized swimming pool and gymnastics area.

The DSC Football Zone, featuring Kickers Sports Bar and Champs Restaurant, is overseen by former Real Madrid and Spain legend Michel Salgado, and includes the Spanish Soccer Schools coaching programme that won the Gold award for Best Youth Development Programme at the Sports Industry Awards in Dubai in March.

Also close at hand are the Butch Harmon School of Golf and The Els Club, the 18-hole championship golf course designed by multiple major winner Ernie Els and the location for last December’s Dubai Open, the final event of the 2014 Asian Tour.

The Els Club includes multiple dining options, including the 261 Restaurant and The Big Easy Bar and Grill.

And for residents with young families there are plenty of schooling options, with Bradenton Preparatory Academy, an American curriculum school managed by GEMS Education that has been open since 2009, the Victory Heights Primary School and two Wonder Years Nursery schools.

DSC Chief Financial Officer Vijay Sajjanhar added: “Dubai Sports City is going from strength to strength and this handover of Venetian apartments is the latest illustration of that fact.

“Also moving forward at great pace is the Fortuna Village development, the eighth residential area within Victory Heights, the villa community that fringes The Els Club, and that development is on target for completion early next year.

“Everywhere you look, things are happening, and the fact that properties within Dubai Sports City offer one of the best returns on investment of anywhere in Dubai is another reason for people to look at what we have to offer.

“With a fantastic road and transport infrastructure around our location, situated on the Sheikh Mohammad Bin Zayed Road corridor, and just minutes from the Al Maktoum International Airport and the site of Expo 2020, Dubai Sports City really is the place to be.”

Mall of the Emirates’ Car Park Renovation First Phase Reaches Completion

Mall of the Emirates’ Car Park Renovation First Phase Reaches Completion

Flowcrete Middle East’s on-going flooring partnership with the Mall of the Emirates (MOE) in Dubai has recently seen the installation of the traffic deck coating system Deckshield ID and the new Deckshield Accessories range on Level 3 of the site’s parking facility.

The Deckshield Accessories products have been installed alongside the Deckshield deck coating system to enhance the safety of users within the mall’s upgraded car parking facility, while also protecting both the surfaces and the vehicles moving around the site.
The car park’s third level has been cleaned before being opened to the public after the application of 62,000m2 of Deckshield ID as well as the installation of the wheel stops and 35 speed humps that will ensure safety around the facility.

An 1,800mm long Deckshield Wheel Guard with a bright yellow stripe along its centre was installed at the end of all Level 3’s 710 bays to aid parking by clearly marking out the edge of the area and safely absorbing the energy from any vehicle impacts.
The second, smaller phase of the third level refurbishment is now underway. The flooring project was divided into two phases to allow the car park to remain functional during the renovation. This is a common strategy employed during the refurbishment of large-scale car parks and is one that Flowcrete Middle East has utilised in the past to minimise inconvenience to visitors.

The Level 4 expansion work has been scheduled for completion by the end of June. 40,000m2 of Deckshield ID and 2,650 Wheel Guards of 600mm in length will be used during this part of the project.

All this work has been undertaken as part of the mall’s AED 1 billion Evolution 2015 expansion, which will increase the number of visitors as well as provide new shopping, dining and leisure facilities.

The world renowned retail centre knew that it would be important to ensure that the venue’s car parking infrastructure would be able to accommodate the anticipated increases in visitor numbers.

Functionality had to be combined with aesthetics throughout the project, as the mall’s owners knew that the car park would be the first sight that many customers would have of the venue – therefore it had to make a good first impression on arriving visitors.

Empower’s district cooling transmission pipeline to cross 225km in Dubai by end of 2015

Empower’s district cooling transmission pipeline to cross 225km in Dubai by end of 2015

Dubai, UAE, 1st June 2015: Emirates Central Cooling Systems Corporation (EMPOWER), the world’s largest district cooling services provider, has unveiled expansion plans that will see its district cooling transmission pipeline crossing the 225 km mark in Dubai by the end of 2015.

Empower said its pipeline network is among the most efficient globally, because the company has strategic tie-up with some of the world’s major suppliers of pre-insulated pipes, a critical element in district cooling systems. One of the suppliers is ELIPS, located in Jebel Ali, in which Empower holds major share. In 2010, Empower found an alternative solution to importing supplies of pre-insulated pipes through ELIPS, which manufactures pipes of similar high standards.

According to H.E Ahmad Bin Shafar, Chief Executive Officer of Empower, the company’s current network covers keyprojects across Dubai, such as Jumeirah Group, Business Bay, Jumeirah Beach Residence, Dubai International Financial Centre, Dubai Healthcare City, Jumeirah Lake Towers, Palm Jumeirah, Discovery Gardens and Dubai Design District, among others, providing reliable and uninterrupted service round the clock.

“Every time we launch a district cooling service in a new area of Dubai, we go an extra mile to raise the standards of service,” added Bin Shafar.

“Empower’s district cooling systems provide effective and efficient means of air conditioning. Water is cooled in central plants and distributed through a network of piping systems to individual customers in different buildings. We have expanded the pipeline network proportionate to the growth in areas we cover and opened new cooling plants. We have been successful in commissioning district cooling projects on schedule, because we have control over the supply of the all-important pre-insulated pipes,” added Bin Shafar.

Empower have strong expertise in technical aspects of district cooling systems, including design and supervision of cold water pipeline networks, in addition to implementation of the central tasks in district cooling stations.

Empower currently operates more than 1 Million RT, providing environmentally responsible district cooling services to large-scale real estate developments, such as Jumeirah Group, Business Bay, Jumeirah Beach Residence, Dubai International Financial Centre, Palm Jumeirah, Jumeirah Lake Towers, Ibn Battuta Mall, Discovery Gardens, Dubai Healthcare City, Dubai World Trade Centre Residences and Dubai Design District, among others.

Diamond Developers Extends its Relationship with University California Davis
Real estate developer behind The Sustainable City to fund further research into sustainability

Dubai, UAE, June01, 2015:Diamond Developers the real estate organization behind The Sustainable City - Dubai’s first world-class sustainable community project–is extending its relationship with the University California Davis (UC Davis), United States,in a collaborative venture that will fund academic and applied research on sustainable development.
To cement the new expansion to their relationship, which was first established with an MoU in February 2014, a senior delegation from Diamond Developers visited UC Davis May 12 - 14. A main item on the agenda was how the UC Davis could benefit from The Sustainable City’s Innovation Centre, a research institution that is being established to promote best practices in sustainability - – and how the Sustainable City could benefit from UC Davis' world-class research and scholarship.
Included in the Diamond Developers’ group visiting UC Davis were Faris Saeed, Diamond Developers CEO and co-Founder and Wassim Adlouni, Diamond Developers Vice President and Board Member. Among the UC Davis representatives receiving the party were Linda Katehi, Chancellor UC Davis; Ralph Hexter, Provost and Executive Vice Chancellor; David Lawlor, Vice Chancellor and Chief Financial Officer, Distinguished Professor Suad Joseph and Professor Bryan Jenkins.
“This was an important visit that enabled us to discuss how Diamond Developers is going to work in cooperation with UC Davis to fund further research into sustainable development. In particular,It gave us the opportunity to showcase the facilities of The Sustainable City’s Innovation Centre, which will set new standards for research and education relating to the conservation of resources and the environment. We were delighted to be able to use the opportunity to plan such initiatives as possible future visits for UC Davis’ students to the Innovation Centre, the sharing of knowledge and the comparing of best practice,” said Faris Saeed, Diamond Developers CEO and co-Founder.
The collaboration between Diamond Developers and UC Davis extends further, including the development of a professional training program in sustainability with an online curriculum; and the development of sustainability performance indicators which will be relevant to arid climates, such as the UAE and California and other areas of research cooperation.  “The collaboration between UC Davis and Diamond Developers, especially around the twin Innovation Centers, promises to pioneer path-breaking research and train a new generation of scholars who will lead the UAE and the region towards the future of sustainable cities,” Distinguished Professor Suad Joseph observed.

Diamond Developers’ excursion to UC Davis also evaluated the ongoing Sustainability Research and Training Programme (SRTP). The five research projects currently underway under the scheme are funded by Diamond Developers and carried out by UC Davis and four leading Arab Universities; American University of Beirut, Lebanese American University, American University in Cairo and Birzeit University in Palestine. Project topics are related to sustainability and the built environment and include waste management, solar energy and water treatment. Proposals for new projects, currently under consideration focus on social sustainability topics.

Diamond Developers established The Sustainable City to be a world-class project underpinned by the three key elements of sustainability; economic, environmental and social. When complete, it will have a residential area comprising 500 townhouses and courtyard villas, an ‘Eco-resort’ of 143 bungalows and individual units and a luxury sustainable hotel with a natural spa centre. Residents will enjoy a variety of sports and leisure facilities, such as a Community Centre and Equestrian Club, as well as biking and shaded jogging trails across the city. Natural ‘biodome’ greenhouses, an organic farm and individual garden farms will be in place for local food production. The city will produce much of its own electric power with onsite photovoltaic generation and will separate all waste water into grey and black water waste streams to be recycled and used for the landscape and urban farming. Convenient essential facilities will include clinics, banks a ‘Green School’ and a mosque, while tourist attractions will feature a Planetarium and a grass Amphitheatre for the hosting of events. The Sustainable City’s Innovation Centre, which was under discussion at the Diamond Developers’ meeting with UC Davis, is expected to become a major knowledge resource and educational centreon sustainable practices.
UC Davis is a premier public institution of higher education located in California, USA.  From its founding a century ago as a pioneer in agriculture, it is also dedicated to seeking solutions to some of the planet’s most pressing challenges. In 2012-13, UC Davis was awarded over $700M in research funding from agencies and foundations outside the university. It operates numerous specialized research centres. The university offers interdisciplinary graduate study and 99 undergraduate majors in four colleges and six professional schools. UC Davis' commitment to the environment and sustainability is reflected in a number of national rankings.  UC Davis has the number one ranked college of agriculture and environmental science in the world, and the number one ranked school of veterinary medicine in the world.  UC Davis is one of the top green universities in the world.
