Cityscape declared 'continuing success'

Despite gloomy forecasts, 2010's biggest regional real estate investment show gets on with business

Cityscape Abu Dhabi which closed on Wednesday 21 April 2010 has been declared a continuing success in spite of gloomy predictions ahead of the region's largest gathering of real estate and investment professionals so far this year and the volcanic ash disruption, according to the organisers and participants.

“A fundamental reason for the success of Cityscape Abu Dhabi has been the 2030 infrastructure plan for the capital of the United Arab Emirates which is aimed at delivering world-class residential and business areas to attract global industries and financial institutions,” said Rohan Marwaha, Managing Director Chief Executive Officer of Cityscape.

“Continued development, combined with careful planning and timely execution of projects are key to the increased international status of Abu Dhabi on show this year at Cityscape,” he added.

“There were gloomy predictions from some quarters ahead of the show about its prospects because of market conditions but, as we have continually emphasised, Cityscape today is about long-term business-to-business, joint ventures, partnerships and the like rather than the speculative investment schemes of the past. This year's event, for example, was the platform for a series of important long-term announcements relating to Abu Dhabi's growth plans and the show received a high level of support from the government.”

Cityscape Abu Dhabi was held at the Abu Dhabi National Exhibition Centre from 18 to 21 April 2010 under the patronage of HH Sheikh Mohammed bin Zayed al Nahyan, Crown Prince of Abu Dhabi and Deputy Supreme Commander of the UAE Armed Forces.

There were 255 exhibitors from 36 countries with more than 800 CEOs and thousands of investors in attendance, despite the flight disruption caused by the volcanic ash cloud which forced a number from Europe and the Americas to miss the show. In addition, there were more than 70 networking forums and a major conference with over 160 speakers from more than 25 countries. Cityscape Abu Dhabi included an exhibition, conference, investor round tables and related events bringing together regional and international investors, developers, government and investment authorities, architects, designers, consultants and senior professionals involved in the design and construction of real estate.

High profile visitors included HH General Sheikh Mohammed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Deputy Supreme Commander of the UAE Armed Forces. In a statement later, Sheikh Mohammed expressed satisfaction in Cityscape Abu Dhabi, saying the overwhelming attendance of international investors, designers, developers and decision makers was testimony to its success.

Among other VVIP visitors to tour the show were: Sheikh Hamed bin Zayed Al Nahyan, Chairman of the Abu Dhabi Crown Prince's Court; Sheikh Hamdan bin Zayed Al Nahyan, the Ruler's Representative in the Western Region; Sheikh Tahnoun bin Mohammed Al Nahyan, the Ruler's Representative in the Eastern Region; Sheikh Hazza bin Zayed al Nahyan, National Security Advisor; Sheikh Nahyan bin Mubarak Al Nahyan, Minister of Higher Education and Scientific Research; Sheikh Sultan bin Tahnoun Al Nahyan, Chairman of Abu Dhabi Tourism Authority; Mohammed Ahmed Al Bowardi, Secretary General of Abu Dhabi Executive Council; Khaldoon Khalifa Al Mubarak, Chairman of the Executive Affairs Authority; Dr Ahmed Mubarak Al Mazrouei, Chairman of Abu Dhabi Health Authority; Mohammed Mubarak Al Mazrouei, Under Secretary of the Abu Dhabi Crown Prince's Court; and Falah Al Ahbabi, General Manager of the Abu Dhabi Urban Planning Council.

A scale model of Abu Dhabi’s urban landscape as envisioned in its Capital 2030 plan was the main attraction at Cityscape, unveiled by the Abu Dhabi Urban Planning Council (UPC), the agency responsible for the future of the emirate’s urban environment. Al Ahbabi, General Manager, Abu Dhabi Urban Planning Council, said: “Our participation at Cityscape Abu Dhabi 2010 was designed to provide citizens with a comprehensive...perspective of all major planning and sustainability initiatives which illustrate the variety of the urban development initiatives undertaken by the UPC.”

The Department of Municipal Affairs in Abu Dhabi, along with Abu Dhabi Municipality, Al Ain Municipality and Western Region Municipality showcased 30 projects at Cityscape Abu Dhabi . The government bodies displayed their plans for infrastructure and landscape development and gave an overview of the highly-anticipated Abu Dhabi Green Building Codes due to be implemented this year.

“We are working harder, smarter and more effectively to deliver a better quality of life and to achieve a sustainable living environment in the emirate of Abu Dhabi, and Cityscape is a great opportunity to develop a sense of interest in the sustainability projects taking place in the city,” said Department of Municipal Affairs Chairman Rashed Mubarak Al Hajeri.

Sorouh Real Estate, the Abu Dhabi-based developer also signed a landmark agreement with the Urban Planning Council at Cityscape to develop Watani, a masterplan community for UAE nationals at a total cost of AED5.4 billion and part of Abu Dhabi's 2030 plan. Sorouh will also be developing Shamkha, an even larger community for UAE families. Both will contribute nearly 9,000 homes for Emiratis over the next five years, making substantial inroads into the demand of approximately 60,000 homes required for national families.

In addition, a AED730 million contract was signed by the Department of Municipal Affairs with Abu Dhabi developer Aldar to provide the infrastructure for a development of around 1,045 villas, a school and other facilties in Al Ain near Jebel Hafeet.

The importance of Cityscape was also underlined by Dewan Architects and Engineers, one of the region's leading consulting firms. Chairman Mohamed Al Assam, said: "At Dewan we firmly believe in the importance of the Cityscape events...We have a lot of confidence in the region's property market, particularly that of the UAE capital where we have a number of projects underway."

Falconcity of Wonders, mega-project with the Dubailand master plan, took part with a 300-square metre stand. Chairman Salem Al Moosa said being present at Cityscape Abu Dhabi was their way of showing confidence in the entire UAE property sector. “Falconcity is not only promoting itself but the entire country as well. The UAE is undoubtedly the regional destination for tourism and investments,” he added.

Another participant from the neighbouring emirate was Dubai Silicon Oasis which showcased its AED1.55 billion Cedre Villas project. “Every year Cityscape Abu Dhabi brings together thousands of visitors, investors, developers and industry leaders. We are delighted to be part of this key industry event,” said Muammar Al Katheeri, Senior Vice President of Engineering Management.

Al Ain Wildlife Park and Resort, a multi-faceted leisure and learning destination, was showcased at Cityscape. Construction of the 900 hectare park is already underway and will be completed in three phases. The park will include wildlife safaris, a world desert zoo and botanical gardens, resort hotel and residential areas. A conservation and breeding centre will be part of the park.

Cityscape was not just about new developments. UT Technology, a subsidiary of Etisalat, showcased smart home applications. Their Smart Home technology is deployed as standard across the Al Reem Island project, described as the first “smart community” in the UAE.

Harrods Estates, the luxury real estate division of the famous Harrods brand of London, were among overseas participants and exhibiting for the first time in the Middle East at Cityscape. Shirley Humphrey, Sales and Marketing Director of Harrods Estates, said: “We are participating at Cityscape Abu Dhabi as we have recently seen a surge of inquiries from the region.”

Also, out of respect for Arabic cultural tradition and Islamic values and by special request, Cityscape Abu Dhabi introduced a special ladies' only session from 3 pm to 8 pm on the final day.

Running alongside Cityscape Abu Dhabi 2010 was CityBuild Abu Dhabi, an international trade show for the building and construction industry bringing together suppliers, manufacturers, distributors, architects, engineers, importers and procurement decision makers.

Residential rental property and retail sectors identified as having greatest investment potential during executive debate at Cityscape Abu Dhabi conference

A sense of stability is returning to the real estate investment market supported by a government-led infrastructure programme but it will take time to become fully established, according to senior executives of three of the top Abu Dhabi master developers with multi-billion dollar projects on their books.

Mid-range residential rental and the retail property sectors were identified as having the greatest investment potential during a high level investment and finance panel debate at the Cityscape Abu Dhabi conference.

On the panel were: John Bullough, CEO of Aldar Properties, responsible for projects such as Yas Island, Al Raha Gardens and the Ferrari World theme park; John Thomas, Executive Director of Mubadala Real Estate and Hospitality, with key projects such as Sowwah Island, Arzanah and the Mina Zayed Waterfront; and Gurjit Singh, Chief Operating Officer of Sorouh Real Estate, with projects that include Lulu Island, Shams Abu Dhabi and Al Ghadeer on the Abu Dhabi-Dubai border.

Some of the most comprehensive and open debates on the future of real estate investment regionally and internationally are taking place at the conference alongside Cityscape Abu Dhabi, at the Abu Dhabi National Exhibition Centre until Wednesday 21 April 2010.

Singh said government investment in infrastructure including rail and transport links, logistics, oil and gas and energy projects will have a beneficial effect on the property market in Abu Dhabi.
“These investments are going to bring more employment creation which will bring more demand for real estate both for residential and commercial projects,” he added.

Asked about future investment opportunities in Abu Dhabi, Bullough told the conference he saw future demand coming from a wide spectrum of the Abu Dhabi real estate market but singled out the retail sector as the “unsung opportunity” with the UAE capital having relatively low retail space per capita.

Singh identified mid-range residential rental sector as a future investment opportunity. “If developers are able to zoom into this sector, they will be in a good position to capitalise. That is what we are doing – it is a substantial element of the market.” Singh added that the return of stability to the Abu Dhabi market was ongoing but the “speculator activity of the past still has to be absorbed.”

Bullough added: “We have all felt the pain. The last 18 months have been cathartic for the market. We now need to give investors solid future prospects and that is a long-term play. This isn't a quick win. Property is a long term investment.”

Thomas said it will never be possible to totally eradicate the speculative element in real estate but governments can bring in measures to control the speculators. “Times are different now and there is a new maturity level,” he added.

A huge scale model of how the capital of the United Arab Emirates will appear in 2030 was unveiled and forms the centerpiece of this year's Cityscape Abu Dhabi.

The 23 metre by 17 metre display is the biggest single model on show at Cityscape, the largest gathering of real estate professionals in the Middle East so far this year and being held at the Abu Dhabi National Exhibition Centre until 21 April 2010 under the patronage of HH Sheikh Mohammed bin Zayed al Nahyan, Crown Prince of Abu Dhabi and Deputy Supreme Commander of the UAE Armed Forces.

Sheikh Hamed Bin Zayed Al Nahyan, Chairman of the Abu Dhabi Crown Prince's Court, today viewed the 1:2000 model unveiled on the stand of the Abu Dhabi Urban Planning Council during an opening tour of Cityscape. Sheikh Hamed is also Managing Director of the Abu Dhabi Investment Authority, the largest sovereign wealth fund in the world and chairman of General Holding Corporation, the parent company of Emirates Steel.

The model showcases major urban planning initiatives, bringing together economic, cultural, environmental and social aspirations of Abu Dhabi in a single format. The model covers an area from the Corniche on Abu Dhabi's main island to Shahama, Mussafah and Al Falah on the mainland and includes the islands of Saadiyat, Yas, Lulu, Reem and Sowwah.

“It is a visible demonstration of our commitment to deliver what we embarked upon three years ago, when the Urban Planning Council was set up by an Emiri decree. It will be a living, breathing model that will be constantly updated to reflect progress on the ground, and serve as a great communication and promotional platform for all of Abu Dhabi's stakeholders," said Falah Al Ahbabi, UPC General Manager.

Meanwhile, Cityscape Abu Dhabi organisers confirmed the worldwide airline disruption caused by the ash cloud from the Icelandic volcano had impacted attendance on the first day of the event.

More than 250 exhibitors from 36 countries are taking part in the show and around 800 chief executives are expected to attend, along with thousands of investors. “Cityscape Abu Dhabi has captured the world's attention with its well-developed plans for strategic projects,” said Rohan Marwaha, Managing Director of Cityscape.

“Unfortunately, the catastrophic event thousands of kilometres away in Iceland has had an impact here in Abu Dhabi,” he added. “Undoubtedly thousands of potential visitors from Europe and the Americas have been unable to get flights. Apart from the disruption caused by the Iceland volcano, we expect opening day visitor numbers to be on a par with last year.”

The Cityscape Abu Dhabi event includes exhibition, conference, seminars and related events brings together international investors, developers, government and investment authorities, leading architects, designers, consultants and senior professionals involved in the design and construction of real estate, the organisers added.

Cityscape Abu Dhabi gets down to business

Major announcements on UAE capital projects expected at largest gathering of Middle East real estate professionals

A business-like approach to real estate development and investment rather than the speculation of the past will be reflected in this year’s Cityscape Abu Dhabi opening tomorrow (Sunday 18 April 2010), according to the organisers.

“The world has changed and Cityscape is no longer about people scrambling for off-plan properties to flip as quickly as possible,” said Rohan Marwaha, Managing Director, Cityscape. “Now, the emphasis is on business-to-business, joint ventures, partnerships and the like rather than the speculative investment schemes of the past.

“Nevertheless we are still expecting to see major announcements on the progress on the big Abu Dhabi development projects which are an increasingly important element of the UAE capital’s future growth plans,” added Marwaha.

Cityscape Abu Dhabi will be the largest gathering of real estate professionals in the Middle East so far this year and is being held at the Abu Dhabi National Exhibition Centre until 21 April 2010 under the patronage of HH Sheikh Mohammed bin Zayed al Nahyan, Crown Prince of Abu Dhabi and Deputy Supreme Commander of the UAE Armed Forces.

The organisers say there will be more than 250 exhibitors at the show from 36 countries and they expect more than 800 CEOs to attend, along with thousands of investors. In addition, there will be more than 70 networking forums and a major conference with over 160 speakers from more than 25 countries.

“Abu Dhabi is diversifying its oil-dependent economy with real estate and infrastructure projects costing more than $300 billion which is capturing world attention,” said Marwaha. “While the UAE capital has not been immune to the global economic downturn, it has the cushion of more than 90% of the UAE’s oil reserves as well as significant financial reserves in sovereign wealth funds. If anything, the downturn has reinforced Abu Dhabi’s realistic approach to development with the big, strategic projects going ahead as planned.

“In economic terms, Abu Dhabi is growing exponentially with the UAE's non-oil economy increasing by around 10% in real terms last year. Abu Dhabi’s 2030 infrastructure plans are aimed at delivering residential and business areas to attract global industries and financial institutions as part of that continued growth. As a result of the increased international stature of Abu Dhabi, continued development will be needed along with careful planning and timely execution.”

The Cityscape Abu Dhabi portfolio of exhibition, conference, seminars and related events brings together international investors, developers, government and investment authorities, leading architects, designers, consultants and senior professionals involved in the design and construction of real estate, the organisers added.

“Greater transparency and improvements in the regulatory environment are set to dominate proceedings at what will be without a doubt the most comprehensive event to date on the future of the real estate investment industry in the region,” said Chris Speller, Cityscape Group Director.

In addition to the largest real estate exhibition, 162 experts from over 25 countries will be speaking at the conference which forms part of Cityscape Abu Dhabi at the Abu Dhabi National Exhibition Centre from 18-21 April 2010. Cityscape Abu Dhabi is held under the patronage of HH Sheikh Mohammed bin Zayed al Nahyan, Crown Prince of Abu Dhabi and Deputy Supreme Commander of the UAE Armed Forces.

“For the real estate investment community these have been difficult times so it is not surprising that the combined issues of transparency, regulation and project delivery are among the most important concerns as strategies are planned for the future,” Speller added.

“Those concerns will be directly addressed and have been woven into the 36 conference sessions of the conference across three days to provide both an overview of the dramatic changes that have impacted markets as well as focusing on economic recovery, policy reforms and investment opportunities regionally and globally.

“Allied to this will be a further session on how the wider Gulf Co-operation Council countries and the Middle East in general have confronted the global economic turmoil and how growth forecasts have been altered.”

From the institutional investor perspective, the key debate will be on establishing transparency and consistency in data and real estate market analytics, added Speller. “The role of institutional investors in the revival of the regional real estate industry is crucial and foreign investors in particular are looking for improvements in transparency and the regulatory framework. We will be looking at what long-term institutional investors think about Abu Dhabi and the regional markets and how to incentivise them to enter the market.”

“We will also be examining investment strategies in some detail including the viability of Middle East real estate investment trusts (REITs), including Shariah-compliant vehicles, where there is also concern over transparency.”

A recent wealth management report by Bank Sarasin of Switzerland said the lack of public data on the performance of Islamic REITs and real estate funds in general needed to be “addressed urgently if the sector is to mature.”

Other topics set to dominate at the conference are the merits of investing in emerging markets versus mature markets; maximising opportunities in distressed real estate; corporate and debt restructuring strategies; dissecting real estate boom and bust cycles in real estate to make strategic investment decisions. The conference will also examine the impact of the US stimulus package; the emerging potential of the Levant countries; Saudi Arabia, the economic powerhouse of the Middle East; opportunities in South and Latin America, Eastern Europe, Turkey and Russia; India versus China; investment and development opportunities in Africa; and the resilience of Asia in the global recession.

‘Remarkable’ developments in MENA to be honoured

Contributions to architecture, culture, environmental awareness and regional relevance key criteria for Cityscape Middle East Real Estate Awards

The search is on for unique projects that exemplify the remarkable real estate development made by both the private and public sectors throughout the Middle East and North Africa (MENA) region.

The Cityscape Awards for Real Estate in the Middle East and North Africa will be made during a gala dinner at Emirates Palace, Abu Dhabi, on 18 April 2010 attended by senior executives and personalities from the international real estate industry.

The awards are held in conjunction with Cityscape Abu Dhabi from 18-21 April 2010 at the Abu Dhabi National Exhibition Centre and provide an insight into current and future projects in the region. The final deadline for entries is 31 March 2010.

The closing date for entries is 31 March 2010 and all entries will be judged on their contribution to world architectural culture, invention and imagination, respect for people, the planet, context, environmental awareness and relevance to the Middle East and North Africa,” said Chris Speller, Group Director Cityscape.

“The awards recognise companies with projects that have shown outstanding performance and have made exemplary contributions to the region’s real estate development. The awards are firmly established as the leading real estate awards programme in the region - attested by the overwhelming response and quality submissions already received this year,” added Speller.

The award categories in some cases will be separated into built projects, that is those that are already complete and future projects, which represents those that are still incomplete or indeed still on the drawing board. There are a total of five categories with eight awards as follows;

Best Sustainable Development Award - for a project which has demonstrated outstanding commitment to sustainability in terms of its design, development and construction.

Commercial, Office and Retail Project Award - (built and future) for commercial and retail developments hotels, leisure facilities, office buildings and commercial facilities that show an innovative approach to the overall strategy of the development.

Residential Project Award - (built and future) for residential projects that show an innovative approach to the overall strategy of the development.

Mixed Use Project Award - (built and future) for mixed use developments that show an innovative approach to the overall strategy of the development.

Best Urban Design and Master Planning Award - for a project which best encourages or promotes a sense of place or significantly benefits a neighborhood, town, city or region.

One of the most comprehensive and open debates yet on the future of real estate investment regionally and internationally involving more than 120 speakers from over 25 countries takes place during Cityscape Abu Dhabi, at the Abu Dhabi National Exhibition Centre from 18-21 April 2010.

“Given the dramatic changes that have impacted the global markets over the past year or more, we are planning a frank debate without restriction, presenting real estate professionals with a transparent platform to explore the real issues and challenges confronting the real estate investment industry,” said Chris Speller, Cityscape Group Director.

“The conference will have 36 sessions across three concurrent streams over three days covering a myriad of topics including the impact of the financial crisis on the real estate market; how the GCC countries have confronted the crisis; the viability of real estate investment trusts in the Middle East; and the transparency and consistency of real estate data throughout the region,” he added.
